The five-question disclosure test
- Did AI add, remove, or materially change anything?
- Did the video simulate movement, perspective, or a scene that was not actually captured?
- Could the change affect a buyer’s understanding of the property?
- Will the disclosure travel with the media where buyers actually see it?
- Can the agent show the original media and explain what changed?
Where this matters
This test is useful whenever AI or editing software changes how a property is represented in public marketing.
- AI listing videos
- Virtual staging
- Photo enhancement
- Object removal
- Sky replacement
- Generated lifestyle scenes
- Social media listing reels
- MLS and portal uploads
Practical agent checklist
- Save original files.
- Label AI-assisted media where appropriate.
- Check brokerage policy.
- Check MLS and portal rules.
- Avoid changing material property conditions.
- Disclose when the edit could affect buyer understanding.
